Strategic Sale Advice

One growing area of our business is to act as client-side advisors in the sale of a property rather than simply as the selling agent. This can either be to oversee a managed-sale or it can be advising how to maximise and create value where a sale is planned for the future.

We acknowledge that we are not best placed to act as selling agent in all circumstances. Where this is the case, we can act as a strategic advisor to the client, selecting the right selling agent, agreeing the right strategy, ensuring that the sale is handled as it should be and that the best result is achieved. This is a behind the scenes role, where we are not acting as selling agent, but as strategic, trusted advisor to ensure that the best possible outcome is achieved. We call this a managed sale. This role gives clients the comfort that we are part of the team to ensure the process and advice given are optimised for their particular circumstances. Our involvement also de-risks clients from any potential conflicts of interest which are present in this small market place.

Where a sale is planned for in the future, sometimes several years away, we act for clients to ensure that all potential areas to maximise value are created and working with the existing management team, we ensure that the management of the property is carried out to get the property ready for sale when the time comes. Often this role needs to be done in secret, so there is no effect on employees, tenants or people on the ground and the sale has the desired impact when ready. Being a small, discreet business, we are ideally placed to ensure confidentiality.
